The project is about the tallest skyscraper of the world. The Burj Khalifa with height 828m is located in Dubai. The project took six years for its construction with intensive planning by the government. The project required a combination of the responsibilities of daily supervision by a project manager with typical field experience. The project management practices supervise the conception, designing, and the construction of a project from the initial stage. The most vital aspects to be controlled are time, cost and quality. The project was a high budget undertaking that needs proper management that specifically executes to achieve the target set at the initial stage. The huge projects like this require high requirements identification and expectations of stakeholders. Balancing the constraints like schedule, budget and resources and risks is a very crucial step of management. The project needs a design phase, the pre-construction phase and the construction phase. The post-construction would need maintenance and proper management for the smooth working of the project. The project is a long duration construction project requiring proper manpower, sufficient resources and high budget. Senior management unit was required to coordinate and supervise the units. Individual functional subdivision faces difficulties in solving very large complications due to failure to view the total system.Therefore, the project manager has high roles in coordinating with the staff in monitoring the plan and construction of the building. The project had a multidisciplinary team focusing on their respective objective accomplishments. Each department followed its operations to contribute to the successful implementation. The matrix organizational structure handled the huge complexity of a multidisciplinary effort. Effective information dissemination is possible due to horizontal and vertical flow between the functional units (Ahmady, Mehrpour, and Nikooravesh, 2016). This coordination enables the owner to reassure the quality of construction and to be well-known with the design to assist in upcoming operation and maintenance.
The initial conception phase defined the priorities of the project. It defined the specification of a project the resources, skilled-unskilled manpower, and estimated budget. The phase conducts several operations through appropriate coordination and management of contracting, planning, valuing, designing, and construction. The viability study is conducted and depending on the results a recommended solution is issued. The planning or definition phase plans the cost, time and resources for the project. According to the plan it estimates the work breakdown structure which divides the work into smaller functional categories. The huge budget projects need probable risk analysis and mitigation plans. Project manager frames a communication model for proper information flow between the stakeholders. Vigilant planning and control throughout the assessing and construction stage are required in huge projects (Kerzner, 2018). The distribution of materials and the erection of the project on the site is a result of efficient conception and planning phase. The execution phase put the planning to work. It includes the monitoring and control along with the execution of the plan. The 3-Day cycle construction strategy was implemented to execute the structural proficiency of the building. The management of Burj Khalifa controlled the direction of the project by matching the progress reports to the project plan to measure the enactment of the project activities. The huge projects need work, review and quality assessments on a regular basis. There should be proper documentation to maintain records for the work progress.
